What a gas safety certificate covers

The same inspection on every property, whether it is one flat or a street of terraces. Nothing is capped off or disconnected without telling you first.

  • Every gas appliance tested — boiler, fire, hob and cooker
  • Tightness test on the installation and a flue integrity check
  • Ventilation, gas pressure and safety device checks on each appliance
  • CP12 certificate emailed the same day, tenant copy included
  • Portfolio visits grouped by street so one trip covers several properties
  • Renewal reminders 30 days before the certificate expires

How a visit works

01

You send the addresses

One property or a spreadsheet of fifty. Tell us which certificates expire when and we will work back from the dates.

02

We arrange access

Give us the tenant's number and we book the appointment directly, or work through your office if you would rather keep contact in one place.

03

Check, then certificate

Every appliance tested and the CP12 emailed the same day, with the tenant's copy sent at the same time.

04

Faults quoted in writing

If an appliance fails we make it safe, explain the fault in writing and price the repair before anything else happens.

Common questions

How often does a rented property need a gas safety check?
Every 12 months. The tenant must get a copy of the certificate within 28 days of the check, and any new tenant a copy at the start of the tenancy. We send both copies for you.
Can you deal with the tenant directly?
Yes. Give us the tenant's number and we will arrange access, carry out the check and send the certificate to you and to them.
What happens if an appliance fails?
We make it safe, explain the fault in writing and quote the repair. Nothing is capped off or disconnected without telling you first.
Do you cover HMOs and holiday lets?
Yes. The check is the same; the difference is access, so tell us how the property is let and we will schedule around it.
Can a service and a CP12 be done in one visit?
Yes, and it is cheaper that way — £85 for the service on top of the certificate rather than a second call-out.

Certificates due soon?
